Our Custom Home Process
“Trent has done several projects with me. Including my new home and a barn. He has remodeled a kitchen for me and painted my house. He is definitely a knowledgeable and talented craftsman. He pays attention to detail and corrects anything that isn't up to his standard. He is hard working and honest. His bids were always reasonable. I highly recommend him if you are considering any kind of construction project. Whether it is new or a remodel.”

Our Custom Home Process
Building a custom home is one of the biggest decisions you’ll make. You deserve a process that feels organized, collaborative, and free of surprises. Here’s exactly how we guide you—from the initial meeting through design, contract, construction, and keys in hand.
1. Initial Consultation & Discovery:
We start with a focused conversation to understand how you live, what matters most to you, and your timeline. You’ll share your vision, lifestyle needs, must-haves, and any property details you already have. We’ll talk through your goals, answer early questions, and determine whether we’re a strong mutual fit.
This meeting is designed to give you clarity—not pressure. Many clients leave with a clearer sense of what’s possible and what the next steps look like.
2. Preliminary Budgeting & Feasibility
Custom homes don’t fit a generic quote. Site conditions, finishes, complexity, soft costs, and local factors all affect the final number.
During this stage we develop a realistic budget framework based on your goals, desired size and quality level, and any known site details. We discuss total project costs (construction, design, permits, site work, contingency, and more) so expectations stay aligned from the start. A contingency of 10–15% is typically recommended for unknowns.
If you already own land or are evaluating a lot, we also review basic feasibility factors. The goal is simple: give you honest numbers early so design work is focused and productive rather than speculative.
Financing Overview
Custom home projects are typically financed with a construction loan first, then converted (or refinanced) into a permanent mortgage once the home is complete.
During the early stages we help you align a realistic budget with what lenders generally require. Once design progresses and the contract is in place, we coordinate with your lender on the necessary documentation, inspections, and draw schedule so funds are released as work is completed.
We recommend speaking with a lender who specializes in construction financing early in the process. Requirements, timelines, and down-payment expectations vary, and getting that clarity upfront keeps the rest of the project on track.
3. Design Phase
Once the direction and budget range are clear, design begins. We move through clear stages so you always know where you are and what decisions are coming:
Concept / Schematic Design — Floor plans, overall layout, and exterior direction take shape.
Design Development — Details are refined, major systems are coordinated, and material directions are established.
Construction Documents — Final drawings and specifications are completed for permitting and construction.
We explain design fees and structure upfront (whether fixed, phased, or percentage-based) so there are no surprises. Design and budgeting stay connected throughout—pricing feedback happens as decisions are made, not only at the end. Typical design timelines range from a few months to longer depending on complexity and the level of customization.
4. Detailed Estimating & Proposal
With sufficiently developed plans, we prepare a detailed estimate. This includes line-item clarity where possible, defined allowances for selections still to be made, and a clear scope of work. You’ll see how the numbers are built and what is locked versus what remains flexible.
This proposal becomes the foundation for the contract and gives you confidence that the design and budget are aligned before you commit.
5. Contract Creation & Signing
We prepare a clear agreement that outlines scope, pricing structure, payment schedule, timeline, change-order process, and responsibilities. We use a transparent contract approach (whether fixed-price, cost-plus, or hybrid) and walk through every key term so you fully understand it before signing.
Once signed and the initial deposit is received, we move into pre-construction.
6. Pre-Construction
Before ground is broken we handle permitting, order long-lead materials, finalize remaining selections, and lock in the construction schedule. This phase keeps the project organized and reduces delays once work begins on site. You’ll have a single point of contact and regular updates so nothing feels left in the dark.
7. Construction
Your home takes physical shape. We manage the site, coordinate trades, maintain quality standards, and keep you informed with a consistent communication cadence (site visits, progress updates, and scheduled meetings as needed). Change orders, if they arise, are handled with clear pricing and documentation before work proceeds.
You’ll see the major milestones—foundation, framing, mechanicals, drywall, finishes—and know what to expect at each stage.
8. Completion, Walkthrough & Warranty
We complete a thorough final walkthrough, address any punch-list items, and obtain the certificate of occupancy. After move-in, your home is covered by a clear warranty. We’re available for questions and follow-up so the transition feels smooth.
Typical overall timeline: Many custom homes take 12–18 months from the start of design through move-in, though every project is unique. Design and permitting often account for several months before construction begins.
