The Remodeling Process
Remodeling your home is a major decision. You deserve a process that feels transparent, collaborative, and realistic. From the initial meeting through design, contract, construction, and completion we will walk you through the entire process.
1. Initial Consultation & Discovery
We start with a focused conversation to understand your home, what isn’t working, and what you want to achieve. You’ll share your goals, must-haves, timeline, and any ideas or inspiration you already have. We’ll talk through scope possibilities and determine whether we’re a strong mutual fit.
This meeting is designed to give you clarity—not pressure. Many clients leave with a clearer sense of what’s realistic for their home and budget.
2. Site Assessment & Existing Conditions
Because remodeling works with an existing structure, we carefully review the current conditions of your home. This may include a walkthrough to evaluate layout, structural elements, mechanical systems, and potential challenges (such as older wiring, plumbing, or hidden issues).
Understanding the starting point early helps us set realistic expectations and reduces surprises later.
3. Preliminary Budgeting & Feasibility
Remodeling projects rarely fit a simple generic quote. Existing conditions, the extent of demolition, structural changes, finishes, and unknown factors all affect the final number.
During this stage we develop a realistic budget framework based on your goals and the condition of your home. We discuss total project costs (construction, design if applicable, permits, allowances, and contingency) so expectations stay aligned. A contingency of 10–20% is typically recommended for remodels because existing conditions can reveal unexpected issues once work begins.
4. Design Phase
Once the direction and budget range are clear, design begins. Depending on the scope, this may involve:
Concept layouts and floor plan adjustments
Design development and material directions
Detailed drawings or specifications needed for permitting and construction
We explain any design fees upfront so there are no surprises. Design and budgeting stay connected—pricing feedback happens as decisions are made. Timelines vary with project complexity; smaller remodels may move quickly while larger ones take longer.
5. Detailed Estimating & Proposal
With sufficiently developed plans or a clear scope, we prepare a detailed estimate. This includes defined allowances for selections still to be made and a clear description of the work. You’ll see how the numbers are built and what is locked versus what remains flexible.
This proposal becomes the foundation for the contract and confirms that the design and budget are aligned before you commit.
6. Contract Creation & Signing
We prepare a clear agreement that outlines scope, pricing structure, payment schedule, timeline, change-order process, and responsibilities. We walk through every key term so you fully understand it before signing.
Once signed and the initial deposit is received, we move into pre-construction.
7. Pre-Construction
Before work begins we handle permitting (if required), order long-lead materials, finalize remaining selections, and lock in the construction schedule. We also discuss living arrangements and how to minimize disruption if you plan to stay in the home during the project. You’ll have a single point of contact and regular updates.
8. Construction
Work begins according to the agreed scope. We manage the site, coordinate trades, maintain quality standards, and keep you informed with a consistent communication cadence. Change orders, if they arise, are handled with clear pricing and documentation before work proceeds.
You’ll see major milestones—demo, structural work (if any), mechanicals, drywall, finishes—and know what to expect at each stage.
9. Completion, Walkthrough & Warranty
We complete a thorough final walkthrough, address any punch-list items, and obtain any required final inspections. After completion, your project is covered by a clear warranty. We’re available for questions and follow-up so the transition feels smooth.
Typical overall timeline: Many remodeling projects take several weeks to several months depending on scope, permitting, and complexity. Larger whole-home or structural projects take longer than focused room renovations.
